The rent has a certain duration. A tenancy agreement determines this period as well as the terms of the tenancy agreement on which the tenant and the owners have agreed. The lease also helps determine who will be responsible for certain events and answers many questions during the duration of the lease. It`s always a good idea to check the lease with the tenants so they don`t have to come back to you when they have questions. Either the lessor or the tenant can terminate a periodic tenancy agreement if the deadline or duration is about to be concluded by announcing the other party in accordance with the statutes or jurisprudence in the jurisdiction. Neither the landlord nor the tenant can terminate a periodic tenancy agreement before the expiry of the period without requiring payment of the remaining months of the tenancy agreement. In California, for example, the cities of Los Angeles, Santa Monica, West Hollywood, San Francisco and Oakland have “rent stabilization regulations” that limit a landlord`s ability to terminate a periodic lease. A fixed-term lease automatically ends when the fixed term expires or, in the case of a lease agreement ending with the arrival of an event when the event occurs. If a tenant stays on the property after the termination of the tenancy agreement, he or she can become a tenant because the landlord has kept (or approved) the tenant instead of distributing it.
